Situation

Paulina and her partner Lewis run Property Hub Ventures, a small short-term-rental operation managing eight US properties remotely from Canada. Local contractors handle the on-the-ground work in each market; Paulina and Lewis run marketing, booking, and revenue management themselves.

Today Paulina owns the revenue side personally, sanity-checking the numbers with AI. As the book grows it has become too much: more properties means more fires to put out, more homeowners to report to, and less time to give revenue management the attention it needs. She is starting to second-guess whether she is leaving money on the table, and she wants a team she trusts to own the revenue side so she can focus on growing. She is adding another property in October and hiring a VA.

One property is a multi-listing: a studio, the full house, and both combined. Treat those as a managed group, with the combined listing priced sensibly against the sum of its parts, the way you would any lock-off.

What we are walking into

This is not a distressed portfolio. It is a capacity and consistency gap. As the sole rev manager doing it by hand across eight units in six states, the levers beyond base price (promotions, minimum stays, length-of-stay pricing, fee-to-rent ratios) are not being run systematically, and owner-facing reporting gets thinner as the owner count climbs. Nothing surfaced as an emergency. The win is the holistic yield work and a full listing pass that are genuinely hard to do well DIY at this spread.
